Frequently Asked Questions
What taxes do I have to pay?
Before receiving the keys to their new property, the owner must pay a registration fee - a one-time payment of 3% of the total value of the property. Each installment includes value added VAT. But when the owner decides to sell the property, he will be able to keep the entire amount received from the sale: the profit will not be taxed.
How can I pay for the property?
The Aida project provides an array of options for settling property purchases. You can pay in cash, but keep in mind that the limit is OMR 4,000. Bank transfers are also welcome, as are secure online transactions with credit cards. Manager's checks and digital currencies are acceptable as well. It is crucial to make payments directly to the developer, bypassing real estate agents.
Is my money in a safe place?
When funds are transferred to a construction company, they are deposited into a secure escrow account managed by a financial institution, safeguarding the money until the project is finished. In Oman, there are robust regulations and protocols in place to safeguard investors' financial investments. There is no need to open a bank account or perform any additional steps, as the construction company handles all the necessary procedures.
Should I take a lawyer to review the contract?
A lawyer is not mandatory. In the Sultanate of Oman developers work from a standardised sale and purchase contract whose form is fixed and cannot be amended. You are still free to have your own lawyer review it before signing — we will provide the full text in advance.
