Frequently Asked Questions
What taxes do I have to pay?
Prior to the transfer of ownership, the proprietor is required to settle a one-time registration charge, which amounts to 3% of the real estate's overall worth. Nevertheless, when the owner decides to put the property on the market, any profit generated from the sale remains tax-free, enabling the vendor to retain the full sum of the increased value.
How can I pay for the property?
The Aida project provides an array of options for settling property purchases. You can pay in cash, but keep in mind that the limit is OMR 4,000. Bank transfers are also welcome, as are secure online transactions with credit cards. Manager's checks and digital currencies are acceptable as well. It is crucial to make payments directly to the developer, bypassing real estate agents.
Is my money in a safe place?
When funds are transferred to a construction company, they are deposited into a secure escrow account managed by a financial institution, safeguarding the money until the project is finished. In Oman, there are robust regulations and protocols in place to safeguard investors' financial investments. There is no need to open a bank account or perform any additional steps, as the construction company handles all the necessary procedures.
Should I take a lawyer to review the contract?
A lawyer is not mandatory. In the Sultanate of Oman developers work from a standardised sale and purchase contract whose form is fixed and cannot be amended. You are still free to have your own lawyer review it before signing — we will provide the full text in advance.
